Advertising Your Home, The Old Way!

Well, you just listed your house for sale and you are nervous and excited at the same time. The agent you selected agreed to list and sell your home for more money then any of the other agents you spoke with plus advertise it in the paper.  Things couldn't be better could they?  That depends!

Did they discuss in detail how they were going to market your home?   What did they say?

- Area Newspapers   
- Home Buying Magazines   
- Flyer's In the Front Yard   
- Flyer's On A Table In Your House
- Open House(s)      
- Sign In The Yard      
- Listing In the MLS            

Listing your home in the MLS and putting a sign in the yard are a must and a given.  But what about some of the other things they might have mentioned.  Let's take a quick look at those.

Advertising in Newspapers & Home Magazines
This is great tool for agents to market themselves. It has less benefit for you. Why? Only 3% - 5% of all homes are sold as a result of using these forms of print media combined. These are lead generation vehicles for agents and real estate companies. These potential buyers rarely buy the house they called in on from the ad.

Flyer's In The Front Yard
You've seen these.  Plastic boxes with information about the house for sale next to the For Sale sign. If it does not rain & get them wet, the neighborhood kids don't take them all, and someone is willing to get out of their car and get one, these can be great. But do you know if any serious home buyers are really looking at them?

Flyer's On A Table In Your House
Let me ask you this. Would you spend $200,000 or more based on a flyer or brochure the listing agent left on a table? I didn't think so! The agent is hoping you will think he is so great you will call him when you need to sell you house. Guess what, 9 times out of 10 you will leave any brochure or flyer in the showing agents car or in yours and not look at it again. 

Open House
Great tool for your agent to get potential leads on new listings or new buyers for other homes. Not so great for you. NAR reports that only 1% or less of homes are sold as a result of an open house. When do they work best for you the home seller? In a sizzling hot sellers market!

So Why Do Agents Do This?
Because that's how all the other agents do it and that's what home sellers expect. It is very hard for agents to tell home sellers that marketing techniques from years past are not very effective anymore. What would you think if the agent you were interviewing to sell your house told you all this? Would you believe them? Would you hire them? Unfortunately, probably not.

Did You Know?
84% of Virginia Home Buyers now use the Internet instead of newspapers to FIND their new home! Why? Because it saves them time and money!  How? By allowing potential buyers to preview homes on-line through photos and virtual tours. This allows them to eliminate homes that don't match their requirements. This means that when they come to see your home they really want to see it! It's not just one of 5, 10, or 15 they are looking at that day. If you are trying to sell your home, how are you looking for your new home? 

So What Do You Do?
Well, you really have 2 choices. 
          1.
Hire an agent who does everything thing the same old way.
            2. Hire an agent who has an innovative marketing plan to sell your home.
